  • Grandway West office park in Katy nearly half built-out

    Work is almost complete on the 60-acre Grandway West office park at the northeast corner of Franz Road and the Grand Parkway.

    Kris Van Norman, a principal at InSite Realty, said four buildings are complete and the site has the potential for eight or nine structures. Between 21 and 22 acres are built while another 25 acres remain undeveloped.

    InSite manages and performs accounting for Grandway West, while The Urban Companies developed it.

    Most of the site’s tenants include engineering, oil and gas, and construction-related companies such as PCL Construction, which started its lease Jan. 1. The University of Houston also occupies an entire floor of one building.

    In December, Jones|Carter engineering and surveying company and Gallagher Benefits Services, an insurance, risk management and consulting firm, leased a combined 30,139 square feet, according to Parker Burkett, a senior associate at Transwestern in Houston.

    The first building began construction in 2014 and Van Norman said more acreage will be developed as tenants sign onto Grandway West, which use a ratio of 5 to 5.5 parking spaces per 1,000 rental square feet.

    “We’re just building one building at a time,” he said.

    Van Norman said he would not be surprised if some medical businesses move into Grandway West.
